International. Damage caused by water leaks continues to be one of the main threats to the operation and maintenance of commercial, industrial and residential buildings. Beyond the economic losses from repairs and replacement of equipment, undetected leaks can lead to operational disruptions and affect the life of infrastructure.
Against this backdrop, Belimo highlighted the importance of implementing early leak detection systems combined with isolation valves, a strategy that allows for quick action to minimize damage and reduce operational risks.
The company explained that the International Plumbing Code (IPC) establishes the need to incorporate isolation valves at specific points in hydraulic installations. According to Section 606.2, these devices must be installed in the water intakes of plumbing equipment, as well as in the supplies of appliances and mechanical equipment, facilitating the timely shut-off of the flow of water during maintenance work or emergency situations.
However, Belimo noted that shut-off valves, on their own, do not have the ability to detect leaks. For this reason, the integration of specialized sensors allows the creation of systems capable of identifying the presence of water immediately and activating corrective actions to prevent further damage.
Leak Detection Solutions
As part of its portfolio, Belimo offers the 22HL series of leak detectors, designed to monitor containers, drain pans, floors and ceilings, as well as equipment rooms.
One of the models available is the 22HL-50, which incorporates a relay contact capable of sending alerts to control systems, activating alarms or closing valves to stop the flow of liquid. The device has LED indicators for a quick visualization of its operating status and an adjustable height that allows you to define the required detection level. In addition, it has IP65/NEMA 4 protection, which facilitates its installation in humid environments.
The 22HL-502 incorporates two relay contacts, allowing simultaneous actions to be carried out, such as generating an alarm and closing a valve or stopping a pump. The device also integrates a safety lock feature that automatically notifies of any power loss, ensuring that the system receives a fault signal.
Integration with building management systems
Belimo highlighted that the incorporation of leak detectors into building management systems (BMS) provides an additional level of monitoring and control. Thanks to this integration, it is possible to activate alarms, close valves or execute automatic protocols the moment a leak is detected.
The company said this approach helps reduce the risk of structural damage, protect critical equipment and extend the life of facilities. Likewise, in industrial and commercial applications, it allows for more efficient management of water risk and helps avoid interruptions in operation.
Finally, Belimo recalled that it makes available to the sector a specialized HVAC training library, made up of video tutorials developed by industry experts and available through its official platform.
