Office and Commercial Building Received LEED Gold Certification

Colombia. A building with spaces for leasing commerce and offices located in the city of Bogotá received the LEED Gold Certification. The space has a total construction area of 17,790 m².

The project was developed by the company Terranvm in a previously developed lot with access to more than 10 basic services within a radius of less than 400 meters. It facilitates transport on foot or by bicycle, since there are a variety of options very close to the building.

Some of the features of the project are as follows:

140 racks are available for bicycle parking and 6 showers.

It has a total of 256 parking lots, of which there are 13 in preferential location for low emission vehicles and / or efficient fuel and 13 spaces for Carpooling (shared car). All parking lots are underground.

The building has green areas in the antegarden, on deck and on a terrace, which total 1,180 m2 (12,705 sf).

A LEED Annex was prepared for tenants to ensure compliance with the minimum certification requirements

Sanitary appliances and low-consumption taps were installed, with which it is estimated that a base building would have an annual consumption of 1,695 Kgal, which generates a saving of 35% only for efficiency. Additionally, the building has a rainwater collection and treatment system, which is incorporated into the sanitary and urinal system, which achieves a total saving of 66%.

It has a double glass façade, specification: Cool Lite KNT 140 4mm hs #2+ PVB 0.030", Colorless 4mm and sun cutters for sun protection and minimize energy consumption by ventilation and air conditioning.

The TRACE program was used to evaluate the impact of all the variables that impacted on energy consumption and finally an estimated saving of 20% was reached compared to the baseline of the ASHRAE 90.1-2007 standard.

During the construction of Cortezza 93, 1,467.8 tons of construction waste were diverted to recycling companies, this means that 97% of the waste generated on site was disposed of for reuse and / or recycling.

The project implemented environmental management strategies throughout the construction process for air quality control, sedimentation, rainwater and waste management. All focused on minimizing the environmental impact of the construction process.

The project uses materials with high recycled content in steel and concrete, in addition to incorporating regional materials into more than 30% of the materials budget.

The building has outdoor air injection for all office and commercial spaces, thus ensuring optimal indoor air quality and comfort for its occupants.

Cortezza used paint low in volatile organic compounds to ensure optimal air quality.
