Mexico. The Torre Mayor skyscraper, a pillar of Mexico City's skyline, has taken a step towards sustainability by renewing its air conditioning and automation system.
This effort has been key to maintaining its LEED Platinum certification status, which distinguishes it as an example of energy efficiency and environmental responsibility in the region.
Since its opening in 2003, Torre Mayor has been synonymous with innovation and sustainability. This commitment has been reinforced with the recent upgrade of Johnson Controls' Metasys Building Automation System. The BAS is a solution with which efficient management of facilities can be carried out, obtaining benefits such as energy efficiency, savings in operating costs, system integration, real-time monitoring, customizable automation, remote management, data analysis, among other benefits.
At Torre Mayor, the client has more than 6,000 integrated control points, which allows an efficient and safe management of building resources, from the control of the HVAC system to the supervision of lighting and security. Metasys' ability to scale and adapt to the changing needs of the building ensures that Torre Mayor remains operationally efficient and sustainable.
The implementation of a 900-ton capacity York YK Centrifugal Chiller, which has variable frequency compressors and uses R-134a refrigerant with low global warming potential (GWP) has been another milestone in the evolution of Torre Mayor.
All these improvements not only reduce energy consumption to 45 watts per square meter, but also optimize the performance and durability of HVAC systems.
Sustainable results
The impact of these actions on the HVAC and automation system is reflected in several key benefits: significant reduction in operating costs, greater comfort for tenants and a reduced carbon footprint. In addition, Torre Mayor has achieved a 10% saving in energy costs, consolidating its position as a benchmark in efficient resource management within the commercial real estate sector.

Despite challenges such as the pandemic, Torre Mayor has managed to maintain a high occupancy rate, evidencing the quality and attractiveness of its facilities.
Torre Mayor has adopted a "Zero Discharge" approach to water management, treating and reusing it in its cooling systems, which contributes to its commitment to sustainability. In addition, the installation of the new chillers has been essential to achieve these ambitious energy efficiency goals and maintain LEED Platinum certification.
